Searching For Property In The Smoky Mountains

You can perform you own Property Search directly from this site. The Search for Homes function to the right and also at the top of this screen will allow you to search through all properties that have been listed in both the GSMAR (Great Smoky Mountains Area of Realtors) and the KAAR (Knoxville Area Association of Realtors) MLS systems. **Please note that you are not searching the MLS directly, but a syndicated feed of information to this site. Your search can be as detailed and specific as you choose. You can even search for homes in a specific subdivision. For instance, if you wanted to see all homes for sale in Majestic Meadows, or maybe you are interested in a Sevierville Condo in Hidden Mountain East, you could narrow your search to just that subdivision. Once you have decided what it is you are looking for you can create a Property Organizer which will send you properties via email as they are published/updated by REALTORS in the MLS according to your specific search criteria. This way you will have up to the minute notice on properties that match your specifications.

The Importance of the Buyers Agent

There are many ways to purchase real estate in this day and age.  Some ways are safer and less risky than others.  Using a Buyers Agent is one of the safest ways to go about purchasing property.  Firstly, it cost you absolutely nothing to use a buyers agent.  All fees paid in the form of a commission are paid by the sellers.  Secondly, the buyers agent's responsibility is to find you the home or property that you love and then ensure that all your needs and wants are negotiated as successfully as possible.  There are a number or legal pitfalls and documents that can be disastrous to the unfamiliar eye if not handled properly and the job of the buyers agent is to protect you from these things.

What Does a Buyers Agent Do?

As a buyers agent, I represent you and ONLY you!  Initially we will discuss what it is that you are looking for exactly.  Once I determine and get a feel for what you desire then I am able to perform a number of different property searches, in different MLS boards, to present you with all active and available inventory.  One of the most important things that a buyers agent must do is LISTEN.  I am very good at getting a pretty good feel for what you are looking for.  I will never push a specific property on you or present properties that are nothing close to the criteria you have provided.  Your time, just like mine, is valuable and I will not waste it.

Once we have the search criteria ironed out you will start to receive daily updates from my website that match your criteria.  From the initial email you will continue to receive updates as new properties are listed in the MLS.  All the while you can continue to search for homes from my site too.  As you identify the listings that you would like to see I will take care of setting up all showings around your schedule.  Once we determine that we have found "The One" we will discuss initial offering price  and how we will proceed through negotiations.  I will handle all aspects of the contract and ensure that your interests are protected from any/all legal repercussions.  If a property inspection is in order then we will discuss inspectors in the area, their respective costs, and then I will schedule it.  Should there be any action items on the inspection that you would like addressed then I will negotiate the terms of the repairs of those items with the listing agent/sellers.  Once we have reached an agreement on all things from price to closing date then we will have a closing with the mortgage broker or bank and I will attend to ensure that all things are handled properly as it pertains to the sale contract and terms of said contract.
